Breaking Ground at Ironbridge Phase 3 - Partnering with Harworth Group

We’re pleased to share that we’ve completed site set-up and officially commenced enabling works at the Ironbridge Phase 3 site, marking the start of a major regeneration programme in partnership with Harworth Group plc.

Over the next 52 weeks, Cognition Land and Water will be delivering a comprehensive package of works designed to unlock this significant brownfield site for future development. Our scope includes:

  • Extensive site clearance and vegetation removal
  • Demolition and excavation of deep foundations (some up to 16 metres below ground levels)
  • Complex groundwater management and dewatering systems in areas of deep obstruction removal
  • Material screening, crushing, and re-use to minimise off-site disposal
  • Engineered fill of site won soils for future development platforms

The Ironbridge site presents a unique technical challenge with a mix of historic structures, varied ground conditions, and environmental constraints but it’s precisely the kind of complex, multidisciplinary project that our team thrives on.

We’re especially proud to be working alongside Harworth Group, one of the most respected land development companies in the North of England and Midlands. Their long-term commitment to sustainable placemaking and community regeneration aligns closely with our own mission of delivering high-quality, environmentally responsible solutions.

Our delivery team, many of whom led recent award-winning works at Silvertown Tunnel and Barking Power Station, will be drawing on deep experience in remediation, engineering, and stakeholder engagement to deliver safely, efficiently, and to the highest standards.

We’ll be sharing updates as the project progresses and welcome interest from others involved in regeneration, brownfield development, and sustainable infrastructure.
