This site had been used as a garage with associated services from circa 1935. It had ceased to offer such services in recent years and had become dilapidated. Planning permission was obtained to convert use to residential offering affordable housing in the local community.

The site has a number of underground storage tanks (USTs) including petrol, paraffin oil and hydraulic oil.  In 1974 a spillage of petrol from an insecure cap on a valve was recorded.  The leak lasted six days before it was secured.  The petrol station closed in the late 1980’s and the petroleum USTs were filled with RG22 foam in the early 1990’s.  

The proposed development is for residential houses with private gardens and a block of apartments with communal garden areas. Initial works undertaken by Cognition will involve the removal of the USTs and any surrounding contaminated soils.  In addition to this, dewatering of excavations will take place, which will require the remediation of on-site groundwater.  This will include the use of a water treatment plant followed by discharge to foul sewer as required. Excavated soils will be bioremediated for re-use on site.
