Remediation Case Studies / Dunstable – Former Rubber Factory

The site is a former BTR factory located on the south east edge of Dunstable extending to 4.2 ha. It was previously used for the production of rubber and PVC sealing systems for the car industry. The site is to be redeveloped to a commercial land use in the first phase of works. All possible uses for future development were also considered for other areas of the site.

The factory was demolished and the site hoarded. Contaminated water from the waste water/settling tanks was treated or removed and tanks decommissioned. Foundations and manholes etc were back filled with crushed material arising from the demolition. Surplus clean material will be reused on site.

Cognition sought approval from the Council authority in relation to access to and from the site and also the keeping clear of public roads and footpaths. The area generates a constant flow of traffic and pedestrians due to the proximity of occupied property and two adjoining schools. Consequently adequate provision was made for the use of mufflers and silencers and careful consideration of noise reduction.

Contamination included four hot spot areas of Benzo(a)pyrene. Areas of elevated concentrations of metals (arsenic, copper, nickel, zinc, cadmium, lead and chromium), hydrocarbons, PCB, sulphate and sulphide were identified. Excavation and disposal of some hazardous material to authorised landfill was required and backfilled using clean crushed material generated earlier in the project.

Stockpiles were carefully managed and segregated to ensure maximum volumes of existing site material were reused, treated on site where possible or appropriately disposed of. Working closely with both the local authority client and the environmental consultant ensured continuity from testing through to monitoring and eventual completion and sign off.
